Working with Savills Building Consultancy team, Crown Interiors completed the 7,500 sq ft Cat A refurbishment of the West Wing of Seacourt Tower in late 2020. The successful letting of the space led Savills to invite Crown to negotiate the design and build refurbishment of a further 15,000 sq ft over two floors of the East Wing. This fast track procurement route and short design period has enabled the new space to be made available in just 16 weeks from the invitation to tender.
The works entailed stripping out the previous tenant fit-out and re-fitting with new ceilings, low energy LED lighting, electrical works, fire alarm alterations, carpets, decoration and re-configuration of the 4 pipe fan coil air conditioning and fresh air ventilation system. Energy monitoring and sub-division of metering has also been carried out in conjunction with Savills Energy and the BMS operator.
Crown were engaged under the JCT Design and Build contract, including providing the Principal Designer and Principal Contractor roles under the CDM Regulations, as well as obtaining Building Control approval for the work.
In addition, Crown’s design team have provided CGI visualisation of the spaces to assist the client’s agency and marketing teams in letting the offices. Crown have produced speculative space plans to demonstrate a post Covid ratio of occupancy, including wellbeing and collaboration areas. An option for conversion of the space to a life sciences laboratory has also been visualised.
The project is an exemplary example of fast track design and build fit-out which has enabled office space to be presented to market ahead of the competition at a competitive cost and has at all stages considered the potential future tenant needs.
