Following a number of successful project deliveries for UBS, and through a close working relationship with Trident Building Consultancy, Crown were appointed as main contractor to deliver a phased Cat A+ refurbishment project. The appointment reflected Crown’s proven experience in managing complex, live environments and delivering high-quality office space aligned to both occupier and asset management objectives. The phased approach ensured continuity of occupation while enhancing the long-term value and flexibility of the building.

Phase 1 involved the design, strip out and refurbishment of the 1st floor, providing open plan, meeting spaces and collaboration areas with finishes to create a modern aesthetic, supplemented with new LED lighting on an exposed ceiling.
Phase 2 required Crown to work with the incoming tenant using the 1st floor as temporary accommodation, to carry out additional works to suit their operational business needs. This also required new access control for the lifts which open directly into each demise on each floor, to provide secure private tenant access to the 1st floor.
Phase 3 Crown took back possession of the 1st floor and working closely with UBS Asset Management delivered the final CAT A+ scheme. Crown managed the audit and redistribution of existing desking and storage from UBS surplus holdings and designed a scheme around reuse and supplemental manufactured furniture to give an appealing plug and play floor for the letting agents to offer to the market. Crown also collaborated with UBS and their joint letting agents to complete the Ground floor area to Cat A+ created from reception reconfiguration.
