Crown secured the Cat A+ refurbishment projects through a single-stage design and build tender process at a prominent lakeside business park adjacent to the M4 near Reading. Appointed by the client and business park owner, a Far Eastern wealth fund, the brief was to reposition the estate with high-quality, future-ready office accommodation that would appeal to a modern occupier market.

The client’s ambition was to create contemporary office environments that actively promote wellbeing, flexibility and ease of occupation. The spaces needed to reflect Grade A standards while remaining commercially attractive, setting a clear benchmark for quality across the wider business park and establishing a blueprint for future refurbishment and fit-out projects.
Crown’s scope of works included the sub-division of large floor plates to create a series of smaller, highly adaptable office suites ranging from approximately 3,000 to 5,000 sq ft. Each suite was carefully designed and fitted out to a mix of full Plug-and-Play and Cat A+ specifications, allowing incoming tenants to occupy immediately or tailor the space to suit their operational needs.
Since completion, the refurbished offices have significantly increased interest across the park, with a marked rise in viewings and enquiries. This renewed momentum has translated into successful lettings, demonstrating the effectiveness of the Cat A+ approach and reinforcing the scheme’s role as a benchmark for future developments across the estate.
