Northwood Urban Logistics investment fund have purchased a portfolio of Chancerygate industrial/warehouse developments and have engaged Crown on a roll-out programme of Cat A office fitted suites on the mezzanine levels with ancillary accommodation within the warehouse areas.
Under JCT Design and Build contracts all office spaces are initially separated from the warehouse by erecting 1 hour fire rated walls and the office spaces are fitted out to a Cat A lettable standard including suspended ceilings, LED lighting, small power and fire detection to supplement the base build construction. Comfort cooling and heat recovery ventilation has been designed and installed to maintain the EPC rating, and additional WC and shower facilities have been built within the warehouse for future tenant occupation.
Phased programming and handover has enabled the incoming occupier to simultaneously fit-out the warehouse with pallet racking and to use the first phase office space and amenities. A comprehensive warehouse LED lighting scheme as been designed by Crown’s specialists in conjunction with the racking layouts. The Ipswich project is one of 15 similar projects carried out by Crown for Northwood Urban Logistics in their Chancerygate portfolio over the last 6 months in locations such as; Cheltenham, Nottingham, High Wycombe, Dartford, Chelmsford and Norwich.
